Global investment in real estate grew by 13% in the II quarter — experts

Experts Club analytical center analyzed the data of the international consulting company Savills regarding trends in the real estate market of the leading countries of the world. The volume of real estate investments in the world in the second quarter of 2026 reached approximately $250 billion, an increase of 13% compared to the same period last year, according to the data of the international consulting company Savills.

The data was published on August 25 in the research Savills Takes Stock: Global Capital Markets Research Q2 2026. According to the company, an active portfolio of deals that are at the stage of completion allows us to expect further market recovery in the second half of the year.

Savills suggests that by the end of 2026, the global volume of real estate investment may increase by approximately 16%.

At the same time, the market recovery is uneven. Investors have become more selective and are concentrating capital in properties with predictable cash flow, clear value and long-term demand.

The largest market remains the US, according to research cited by the Experts Club. In the second quarter, the volume of investments in American real estate reached approximately $131 billion, which is 20% more than a year earlier.

Separately, Savills notes a sharp increase in large portfolio deals in North America. Their volume reached $35 billion, increasing by 60% year-on-year. For comparison, deals with individual objects grew by about 10%.

The growth of portfolio investments is associated with the return of large institutional capital and the desire of investors to immediately ensure a large-scale presence in promising segments. Of particular interest are data centers, self-storage and real estate for the elderly.

The European market also continued its recovery. The volume of deals in the second quarter amounted to 54 billion euros, an increase of 7.7% compared to the second quarter of 2025.

In the Asia-Pacific region, investments grew even faster - by 18%, to 46 billion dollars. According to the results of the first half of the year, the volume of investments in the region increased by 25%.

Especially noticeable dynamics in the Asia-Pacific region are observed in the field of industrial and logistics real estate. In the second quarter, investments in this segment increased by 17%, and for the entire first half of the year - by 28%.

At the same time, interest in student dormitories and other formats of residential real estate is growing. Savills connects this, in particular, with the increase in international student mobility and the desire of institutional investors to form large portfolios of income objects.

At the same time, Savills warns that the recovery of the market cannot yet be considered a large-scale new investment boom. Geopolitical tensions, the situation in the Middle East, the cost of borrowing and ambiguous economic prospects force investors to approach the selection of objects much more carefully.

At the beginning of 2026, the deterioration of investment sentiment against the background of the conflict over Iran even led to negative quarterly dynamics of investments with seasonal adjustment. However, the impact of this factor turned out to be smaller than market participants feared.

According to Savills, the current stage of the cycle is characterized by the return of primarily experienced and well-capitalized players. Therefore, the main factor in the investment decision is no longer the expectation of a general increase in real estate prices, but the quality of a specific asset and its ability to generate stable income.
