Investments in offices in Central Europe during the six months reached about EUR 1.7 billion

As reported by Open4business, office real estate in the first half of the year In 2026, it returned to first place among the directions of investment in commercial real estate in Central and Eastern Europe, according to Colliers data.

Offices accounted for 29% of the total volume of CEE-6 investments against 23% a year earlier. With a total market volume of EUR 5.8 billion, this corresponds to approximately EUR 1.7 billion of investments.

The second largest segment was commercial real estate with a share of 27% against 21% in the first half of 2025.

Investors' interest in housing and the living segment grew even faster. Its share increased from 7% to 19%.

At the same time, industrial and logistics real estate, which was the largest segment of the market a year ago, reduced its share from 31% to 17%. This happened not only due to a change in activity directly in the warehouse market, but also due to the rapid growth of transactions in other real estate classes.

Colliers notes that in the office segment, investors are primarily looking for modern buildings in attractive locations with high energy efficiency and a stable flow of rental payments.

The situation is complicated for outdated office buildings. They either have to undergo modernization or can be considered as objects for repurposing.

Thus, the structure of the Central and Eastern European (CEE) market is gradually changing: after several years of logistics dominance, capital is once again more actively directed to traditional offices and commercial real estate, and institutional housing is turning into an independent large investment segment.
